If you spend much time in your basement, you probably think of it as storage space, a laundry room, or a place to escape the summer heat. But there is something in the air down there that you cannot see, smell, or taste, and it might be putting your family at risk. I am talking about radon gas. After years of testing homes across West St. Louis County, I have seen how often homeowners overlook the one area where radon concentrations are highest: the basement.

Radon comes from the natural decay of uranium in the soil beneath your home. As the gas moves upward through the ground, it finds the path of least resistance. That path usually leads through cracks in your foundation, gaps around pipes, or sump pump openings. Once inside, radon gets trapped. And because basements are below grade, they act like a collection point for this radioactive gas. That is why understanding radon in basement levels is the first step toward protecting your indoor air quality.

How Radon Gets Into Your Basement

The mechanics are straightforward. Soil gas is pushed by differences in air pressure between the inside of your home and the surrounding ground. Your house acts like a chimney. Warm air rises and escapes through upper floors, which pulls air from the basement up through the rest of the living space. But before that happens, the basement itself is under negative pressure relative to the soil. That pressure difference draws radon gas through any opening it can find.

I have tested homes in Chesterfield where the basement slab had hairline cracks barely visible to the naked eye. Those cracks were enough to let measurable radon into the finished basement. In Ballwin, I saw a case where a floor drain that had been dry for years was the main entry point. The homeowner had no idea. The only way to know for sure is to run a radon test. A proper test placed in the lowest lived-in level of the house, usually the basement, gives you a reading that tells you whether you need to take action.

What the Numbers Mean

The U.S. EPA recommends that you take action if your radon level is 4 picocuries per liter (pCi/L) or higher. But they also note that any level carries some risk. In my experience, homes in Wildwood and Town and Country often come back between 2 and 6 pCi/L. That might sound low, but the EPA estimates that radon causes about 21,000 lung cancer deaths per year in the United States. It is the second leading cause of lung cancer after smoking.

When I look at a radon map for Missouri, West St. Louis County sits in a zone where average indoor radon levels are expected to be moderate to high. That does not mean every home has a problem, but it does mean you should not assume your house is fine just because your neighbor's tested low. Radon concentrations vary from house to house, even on the same street. Soil composition, foundation type, and construction details all play a role.

Testing: The Only Way to Know

A radon test is simple and inexpensive. You can buy a radon detector at a hardware store or hire a mitigation contractor to do a professional test. The key is placement. You put the detector in the lowest level of the house that you use regularly. If you have a finished basement with a bedroom, a family room, or a home office, that is where the test goes. If the basement is unfinished but you spend time down there, it still counts.

I recommend testing during the heating season, when windows and doors stay closed. That gives you a reading that reflects the worst-case scenario for radon in basement air. A short-term test takes two to seven days. A long-term test takes at least 90 days and gives you a better average. Both are valid, but I lean toward long-term tests for accuracy because radon levels fluctuate day to day.

One thing I see often: homeowners test in the basement and get a borderline result, say 3.5 pCi/L, and decide to skip mitigation because it is below the EPA action level. That is a personal decision, but I always remind people that the goal is to reduce your exposure as much as reasonably achievable. Even 2 pCi/L is not zero risk.

Mitigation: What Works

If your test comes back high, do not panic. Radon mitigation is a proven, reliable process. The most common method for a basement is sub-slab depressurization. A contractor drills a small hole through the basement floor, digs out a pit beneath the slab, and installs a pipe that runs up through the house to a radon fan mounted on the exterior or in the attic. The fan creates suction under the slab, pulling radon gas away from the foundation and venting it safely above the roofline.

That system is often called soil suction. It works because it reverses the pressure that was drawing radon into your basement. A manometer, a simple U-shaped tube filled with liquid, is installed on the pipe so you can see at a glance that the system is running. As long as the manometer shows a pressure difference, you know the fan is pulling.

In some homes, the sub-slab system is paired with sealing cracks and joints with a quality sealant. Sealant alone is rarely enough because radon can find gaps you cannot see, but combined with active suction, it improves efficiency. Another option is a sump pump cover. If your basement has a sump pit, it can be a major entry point for radon. Sealing the cover and venting the pit can make a big difference.

Air Sense Environmental has installed these systems in hundreds of homes across Chesterfield, Ballwin, Wildwood, and Town and Country. The process usually takes a day, and the result is a dramatic drop in radon levels. I have seen readings go from 12 pCi/L down to below 1 pCi/L after a properly designed sub-slab depressurization system is installed.

A Few Practical Tips

Test your basement every two years, or after any major renovation that affects the foundation or the HVAC system.

If you are buying a home, make the radon test a condition of the sale. Do not rely on a test the seller did five years ago.

Keep basement windows closed during a test, and for the best results, run the test when the house is in its normal living condition.

Why the Basement Gets Special Attention

I have had homeowners tell me they only tested the first floor because they thought the basement did not matter. That is a mistake. Radon levels in a basement can be two to three times higher than the floor above. The reason is simple physics. Radon enters through the foundation and accumulates in the lowest space. If you spend time in your basement, you are breathing that concentrated air.

Finished basements are especially tricky. A nice carpet and drywall do not block radon. In fact, they can hide cracks and entry points that a mitigation contractor would normally look for. I once visited a home in Wildwood where the finished basement had a home theater. The owner had never tested because the room felt clean and smelled fine. The radon test came back at 8.2 pCi/L. After mitigation, it dropped to 0.9 pCi/L. That family was unknowingly exposed to high radon for years.

The takeaway is simple. If you have a basement, you need to know what is in the air down there. Testing is the only way to find out. And if the result is high, mitigation is effective and worth the investment. You do not need to live with the risk.

Final Thoughts

Radon is a natural hazard, but it is also one you can control. The key is awareness. When I talk to homeowners in West St. Louis County, the most common reaction is surprise. They did not realize radon in basement spaces could be so high. Once they understand the science and see the test results, they almost always choose to act.

If you have not tested your basement lately, I encourage you to do it. The process is straightforward, and the peace of mind is worth it. Whether you do it yourself or hire a professional, the important thing is to get a reading. Then you can decide what comes next. For most homes, a combination of a good radon test and a properly installed mitigation system makes the basement a safe place to be.
